Thistle Property Services acts as the agent of the owners of Middle Flat, Balfour House. Your reservation should be for holiday purposes only. The accommodation should not be used for any other purpose.
Personal information you provide will be shared with the owner and housekeeper of the property, who may contact you regarding your forthcoming reservation. This is essential for the fulfilment of the contract.
- A contract of booking is made when we have received your booking details and reservation deposit and we have confirmed the booking to you. If your booking is 10 weeks or more ahead, you will be required to make a 30% deposit. You may choose to pay the full amount at this stage if the balance is due soon after you make the booking. The balance is due 10 weeks prior to your arrival. You will be sent a reminder. If the balance is not paid within 14 days of the due date, the reservation will be cancelled and the week(s) opened for re-letting. There will be no refund of any deposit.
- Bookings must be for a minimum stay of 2 nights. On your day of arrival, please plan to arrive no earlier than 4pm and ensure the property is vacated no later than 10am on your day of departure, unless otherwise arranged. We do not accept pets.
- You shall not sub-let the premises or any part thereof.
- The number of people occupying the premises shall not exceed the number stated on the booking form.
- You are obliged to vacate the premises without demand at the termination of the period of hire.
- A £150 refundable security deposit is payable prior to arrival to cover costs of any damages or specialist cleaning required. This will be refunded following departure and subsequent inspection of property.
- You shall keep the premises clean and tidy at all times and leave them this way. A charge may apply for an unreasonable amount of cleaning at the termination of hire.
- Please respect our neighbours and ensure that none of your party causes a nuisance or disturbance.
- You must leave the premises secure if left unoccupied during the period of your stay.
- You must permit the owner and their agent reasonable access to the property if required.
- Please consider obtaining personal holiday insurance to cover this and other potential losses.
- In the event of Thistle Property Services or the owner cancelling the booking, a full refund will be given.
- In signing the booking form, you agree to indemnify the owner against all loss and damage arising directly or indirectly to the property and its contents from any deliberate or negligent act or omission by yourself or any other person accompanying you. The owner of the house is insured against loss or injury through their negligence. In the absence of any negligence or other breach of duty by the owner, the use of the property by you is entirely at your own risk.
Cancellation Policy:-
- Up to six weeks prior to arrival – full refund minus £50 admin fee.
- Between six weeks and one week – full refund minus £50 admin fee if the property is re-let.
- 7 days or less – full rental is payable.
Pandemic – should Pandemic restrictions prevent your stay going ahead, a full refund will be given or you may choose alternative dates. For the avoidance of doubt, this clause only relates to circumstances in which regulations do not allow the booking to proceed. If regulations allow and the property is available but you choose not to travel then the Cancellation Policy applies.
